Two storage sheds
Beautiful TALL trees, nice mix of Aspen and Conifers
Nice mix of level and sloped land.

All four corners are staked (some of the individual lot corners are also staked) OK Road. A little rough, but passible in 2 wheel drive

Prior owner died before completion. Than cabin sat vacant for a few years. The septic and electrical are known to be permitted and passed (permits in hand). Roof over one of the rooms is in bad shape, the room is still salvageable, will need new floor. The rest of the roof is not great, but still sheds water. A lot of roofing material is onsite. Some pictured in the shed below and a bunch in the back room.
One room is mostly insulated and sheetrocked. Loose insulation and sheetrock against the wall of the room looks like it will fit in the missing areas. This room has an electric heater installed. Two windows are broken, some cleanup will be required both in the cabin and outside in the yard.
We are pricing the entire property at less than the assessed value of the land itself. So for less than the price of the land, one gets the septic, electric and structure thrown in for free.
We are several hours from the site, so we are asking interested parties to look at the site and the outside at their convenience. We have additional interior pictures to help determine the interior. Most of the work will be in cleanup, insulating and sheet rocking. I estimate about 120 man hours and $6000 to $8000 to make into a nice place.

County assessed value of the land (2016): $66,000, Assessed value with cabin: $124,730
Full cash price, only $59,999. Financed Price only $69,999 (Minimum down payment: $8000, Minimum monthly payments: $900/mo)
